Staging for Success

A lot has been written about staging a home being listed for sale, to speed up the selling process. Most realtors agree that the help of a professional home stager can improve how a home appears when viewed by strangers.

Some of the problems I’ve seen in homes I’ve listed or previewed with buyers include cat litter boxes in the laundry room and/or bathrooms, a gazillion family photos running the full length of the staircase, or my personal favorite, yesterday’s underwear on the bathroom floor…for a week.

Now, it shouldn’t take hiring a professional stager or organizer to figure out the undies need to be picked up (and washed, for God’s sake), but there are a lot of more subtle things that a seller, or even a realtor, might not think of.

The pros think in terms of flow, color, use of space, and more. I have a pro that I use. Her name is Melinda Smith, and her company is Balance and Harmony. Melinda works the Lake Norman Real Estate market, as do I. She helps me on my listings to work with clients using the things they have in their home already. She is a professional organizer, a home stager, and Feng Shui consultant. It’s one of the services I provide as part of my marketing of your home. My marketing philosophy is to do everything I know works in the first few weeks of listing. The first two-three weeks your home is on the market are the most critical. It needs to be ready to show, with flyers and just listed postcards sent, virtual tour up and running on, and the maximum amount of exposure in the MLS.
